What we finance

01

Purchase + renovation

Acquisition and rehab funding for value-add single-family and small multifamily projects, with renovation money released as work is completed.

02

Ground-up construction

Lot and vertical construction financing for spec homes and build-to-rent, from builders with a plan, a budget and a permit path.

03

Bridge loans

Short-term capital to close quickly or carry a property while you stabilize, refinance or sell.

Why borrow from a builder

We know what a project here really costs.

TBG develops and holds its own homes in Anne Arundel County. That means we understand local permit timelines, Critical Area rules on waterfront lots, and what renovations actually cost, so the conversation is about your project, not a checklist.

What helps us move fast

The property address, purchase price, scope of work and budget, your timeline and exit plan, and a short summary of projects you've completed. If you're new to investing, tell us that too.

Common questions

Who are these loans for?

Real estate investors and builders buying, renovating or building non-owner-occupied property, usually through an LLC or other entity. We do not make loans on a home you live in or plan to live in.

What kinds of loans?

Short-term, business-purpose loans: purchase-and-renovate (fix-and-flip), ground-up construction, and bridge loans while you refinance or sell.

Where do you lend?

Our focus is Annapolis, Anne Arundel County and nearby Maryland markets, the same areas where we build and hold our own properties.

What happens after I submit?

Someone from TBG reviews the deal and follows up to talk through it. Submitting a request is not an application or a commitment to lend, and terms depend on the property, the plan and the borrower.

Loans are made for business purposes only, to finance non-owner-occupied investment property, and are subject to underwriting and approval. Nothing on this page is an offer to lend or a commitment of credit. Not available for personal, family or household purposes.
